No. The security deposit is meant to cover cleaning, carpet cleaning, and damages under the terms of lease.

No. The landlord is required to keep the unit in a safe and habitable condition, excluding damage caused directly by tenants. Depending on the property the landlord will only take care of issues resulting in over $100. Basic problems (filters, light bulbs, clogged sinks, ect) are up to the tenant.

Rent is due on the 1st and considered late after the 5th. If rent is paid after 9:00am on the 6th, a late fee of at least $50 will be charged. If rent is not paid by the 10th of the month, tenant will be subject to eviction proceedings.
Yes, a 30-Day Notice is required to be turned in prior to the first of the month for it to be effective for the end of the following month.
Security deposits along with any itemized deductions will be returned within 30 days from the end of lease, assuming tenants have turned in keys and provided a forwarding address.
Once you have provided proof of renter’s insurance, confirmation for utilities in your name, all monies owed for move-in, and it is the lease start date, you will be given access to the keys.
Sometimes it is possible to move in early by paying the additional prorated rent.
You must get written approval from the property manager before painting or making any other changes to the home.
No. The lease clearly states that you are not allowed to make any repairs to the property without written consent. Please contact the office if you feel you need any repair work done.
Locks may be changed at the tenant’s expense with written approval from landlord. Tenant will be responsible for providing management with two sets of all keys.
It depends on what is written in the lease, but typically, the tenant pays the utilities. No keys will be given out until proof of utility transfer has occurred.
